Provider. Tokenburner Labs LLC ("we," "us," "our"), a Wisconsin limited liability company, which operates Permitless. Business address: 1213 S 71st St, West Allis, WI 53214, USA Contact: legal@permitless.co (legal notices and data requests) · support@permitless.co (support) · Phone: (414) 323-1667 Effective date: October 29, 2026 · Version: 1.0
These Terms govern your use of the Permitless website and web application at permitless.co (the "Service"). They form a contract between you and Tokenburner Labs LLC. Section 4 explains the limits of a Permitless answer.
1. Accepting these Terms
You accept these Terms by selecting the agreement button when you create an account, including when you continue with Google, or when we ask you to accept them before you continue using the Service. We record the version you accepted and when. If we change these Terms materially, we will ask you to accept the new version before you continue using the Service. Our Privacy Policy explains how we handle personal information. It is not part of this contract.
2. Who may use Permitless
You must be at least 18 and use Permitless for a business or trade: your own, or one you work for. If you use it for a company, you confirm you are authorized to accept these Terms for it, and "you" includes that company. Permitless is offered in the United States.
3. Your account and access
Keep your sign-in details secure and tell us at support@permitless.co if you think someone else has used your account. You are responsible for activity under your account. You can ask us to delete your account at any time (Privacy Policy section 9).
We give you a limited, revocable, non-transferable right to use the Service under these Terms. Any access outside that right, including access after we suspend or end your account, is unauthorized.
4. Permit information and its limits
Permitless gives information and estimates about which permits a job may need, what they may cost, what may be required before closeout, and the published sources we relied on. We build it from ordinances, fee schedules and other material published by permitting authorities, and from what you tell us about the job.
- The permitting authority decides. Which permits a job needs, what they cost, and whether work passes inspection are decided by the authority that issues the permit. It can change its rules at any time and applies them to facts we may not know. Confirm requirements and fees with that authority before you start work, submit an application, or price a job.
- The list of permits may be incomplete. An answer can leave out a permit, inspection, requirement or fee without any warning. When we know we lack a source, we try to say so, but the absence of a warning does not mean nothing is missing.
- Fees are estimates. An estimate may be incomplete or out of date. The authority may add charges we do not show, such as plan review, surcharges or technology fees.
- An answer depends on what you enter. If the address, trade or description of the work is wrong or incomplete, the answer will be too.
- Fee figures based on contractors' reports are not verified by us.
- Not professional advice. Permitless does not give legal, code-compliance, engineering or architectural advice, and it does not replace a licensed professional or the authority's own review.
- Prep sheets are not applications. A permit prep sheet is a worksheet to help you fill in the authority's own form. It is not an official form, and Permitless does not file anything with any authority for you.
- Not a government service. Permitless is not affiliated with, endorsed by or acting for any city, village, town, county, state or federal agency.
Your responsibility. You, and not Permitless, are responsible for obtaining every permit and inspection your work requires, for paying the fees the authority charges, for the prices you quote, and for complying with the law and your license.
5. Your content
"Your Content" means what you enter: your profile, jobs, fee reports, corrections and coverage requests. You keep ownership of it. You grant us a non-exclusive, worldwide, royalty-free license to host, copy, process and use Your Content to provide and improve the Service. That includes producing permit answers and prep sheets for you, and checking and improving our data and estimates.
You also grant us a perpetual, irrevocable, worldwide, royalty-free license to use fee reports and corrections to improve permit and fee information, and to publish that information only in combined form as described in Privacy Policy section 6. This license continues after your account ends.
You are responsible for Your Content. Enter only information you are entitled to share. Do not knowingly submit a false, inflated or invented fee report or correction. Enter a customer's address or other details only for a job you have a business reason to look up.
6. Acceptable use
You may not:
- access or collect data from the Service by automated means, including bots, scrapers, crawlers, headless browsers or AI agents, unless we have expressly allowed it in writing;
- copy, compile, resell, republish or redistribute permit answers, fee information or other Service data, except to use a result for your own jobs and customers;
- use the Service or its data to train, fine-tune or evaluate an artificial intelligence model, or to build a competing permit or fee database;
- get around rate limits, sign-in or other security measures, or test the Service's security without our written permission (report vulnerabilities to security@permitless.co);
- misrepresent your identity, your business, or your licenses or insurance; or
- use the Service to break any law or to harm anyone.
A breach of this section may cause us harm that money cannot fully repair. We may seek an injunction to stop it, in addition to any other remedy, and you will pay our reasonable attorney fees for enforcing this section if we succeed.
7. Price
Permitless is currently free. If we introduce paid features, we will show you the price and terms before you are charged anything, and you will not be charged unless you agree to them.
8. Third-party services
Permitless relies on services run by others, including Google sign-in, Supabase, Vercel, Resend, Geoapify (address suggestions are powered by Geoapify) and the U.S. Census Bureau Geocoder. Links to permitting authorities' websites and documents take you to material we do not control. We are not responsible for third-party services or content, or for changes to them. Your use of Google sign-in is also governed by Google's terms.
9. Intellectual property
As between you and us, Tokenburner Labs LLC owns the Service, including its software, design, compiled data and the way it presents permit information, except for Your Content and for material published by permitting authorities. "Permitless" is a name we use in commerce. These Terms grant you no right to use it beyond referring to the Service.
10. Feedback
If you send us a suggestion, idea or other feedback, you grant us a perpetual, irrevocable, worldwide, royalty-free, sublicensable license to use it without restriction, attribution or payment. Please do not send us anything confidential.
11. Changes to the Service
We may change, suspend or stop any part of the Service, including which places and trades we cover. Where we can, we will give reasonable notice of a change that materially reduces what you can do. If we stop offering Permitless, we will tell you by email at least 30 days before, so you can print or save the prep sheets for your saved jobs.
12. Disclaimers
To the fullest extent permitted by law, the Service and all permit information, estimates and prep sheets are provided "as is" and "as available," without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, accuracy, completeness, title and non-infringement. We do not warrant that any answer is complete, current or correct, that the Service will be uninterrupted or error-free, or that it will meet your requirements.
13. Limitation of liability
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, our gross negligence or willful misconduct, or any other liability that cannot lawfully be limited or excluded.
Subject to that: to the fullest extent permitted by law, we will not be liable for indirect, incidental, special, consequential, exemplary or punitive damages; for lost profits, lost revenue, lost bids or contracts, lost data or business interruption; or for permit fees, fines, penalties, stop-work orders, re-inspection or rework costs, or delayed or rejected applications, arising from your use of or reliance on the Service, however caused, including by our negligence, and on any theory of liability, even if we were advised such damages were possible.
Subject to the same, our total aggregate liability arising out of or relating to the Service will not exceed the greater of (a) the amounts you paid us for the Service in the 12 months before the event giving rise to the claim, and (b) US $100.
14. Indemnity
You will indemnify us against third-party claims, and reasonable legal costs, arising from (a) your breach of section 5 or 6, (b) your unlawful use of the Service, or (c) work you perform, bid or price, including claims by your customers or by any authority, except to the extent a court finally decides the claim was caused by our breach of these Terms. We will tell you promptly about any claim, let you control its defense with counsel reasonably acceptable to us, and not settle it in a way that binds you without your consent.
15. Suspension and termination
You may stop using the Service, and ask us to delete your account, at any time.
We may suspend or end your access if you materially breach these Terms and, where the breach can be fixed, you do not fix it within 14 days of our notice. For fraud, scraping, false fee reports, security attacks, or anything creating an immediate risk to others, we may suspend or end access immediately.
Sections 4, 5 (second paragraph), 6, 9, 10, 12, 13, 14, 17 and 18 survive termination.
16. Changes to these Terms
We may change these Terms. For a change that materially affects your rights or obligations, we will notify you by email or in Permitless before it takes effect, post the new version with a new effective date and version, and ask you to accept it before you continue using the Service.
17. Governing law and disputes
These Terms are governed by the laws of the State of Wisconsin, United States, without regard to its conflict-of-laws rules.
Talk to us first. Before starting a claim, please email legal@permitless.co describing the problem and what you want, and give us 30 days to try to resolve it. This does not apply to a small-claims claim or to urgent relief to protect intellectual property, and it does not affect any time limit for bringing a claim.
The state and federal courts sitting in Milwaukee County, Wisconsin, including the United States District Court for the Eastern District of Wisconsin, are the exclusive forum for any dispute arising out of or relating to these Terms or the Service, and you and we submit to their jurisdiction. This does not apply to a claim brought in a small-claims court.
There is no arbitration clause and no class-action waiver in these Terms.
18. General
- Electronic communications. You agree that we may give you notices electronically, by email to your account address or in Permitless.
- No reliance. In accepting these Terms you have not relied on any statement that is not in them.
- Severability. If a provision is held unenforceable, the rest stays in force and that provision is narrowed to the minimum extent necessary.
- Assignment. You may not assign these Terms without our written consent. We may assign them to an affiliate or in connection with a merger, acquisition or sale of assets, on notice to you.
- Entire agreement. These Terms are the entire agreement for the Service and replace any earlier understanding.
- No third-party beneficiaries. These Terms benefit only you and us.
- Interpretation. Headings are for convenience only, and "including" means "including without limitation."
- No waiver. Not enforcing a provision once does not waive it.
- Force majeure. We are not liable for delay or failure caused by events outside our reasonable control.
- Accessible formats. If you need these Terms in another format, email support@permitless.co and we will provide it free.
